
One of the most common questions we get from our customers is: “Can I build this without a permit?” The short answer is: It depends on where you live and the size of the bunkie.
One of the biggest selling points of a bunkie is that, traditionally, if a structure is small enough, it bypasses the need for a municipal building permit. For a long time across Canada, the magic number was 108 square feet (10 square meters).
However, the rules are changing to accommodate the growing need for space:
- Ontario: In 2022, Ontario updated its building code, allowing homeowners to build outbuildings up to 160 square feet (15 square meters) without a building permit, provided they don’t contain plumbing.
- Other Provinces: Many provinces still adhere to the 108 sq. ft. rule, but municipalities can have their own specific zoning bylaws regarding height, distance from property lines (setbacks), and lot coverage.
The Golden Rule: Always Check Local Bylaws Even if your bunkie is under the size limit for a building permit, you must still comply with local zoning bylaws. Always call your local municipal office or check their website before pouring a foundation.
